Introducing Our Next Project: The Cape Cod Rental

I am so excited to tell you about our next real estate venture: The Cape Cod Rental.

I’m still working out the name, so if you have suggestions – I’m all ears! I chose Cape Cod because of the style of the house – which, by the way, I casually shared similar facades on Instagram last week, and a surprising number of you thought this was more Farmhouse or Cottage. It definitely borrows elements from both styles, but the more technical term for this type of facade is Cape Cod.

So, what is a Cape Cod home?

It is simple, charming, and quintessentially “New England.” Characterized by a symmetrical exterior, rectangular footprint, and a pitched, side-gabled roof with former windows, Cape Cod homes are possibly the most American in their design. This style of home was born during the colonial era in Cape Cod, Massachusetts but has stood the test of time to this day.

As I’m sure you have noticed, “rental” is part of the property name. Yes, we bought a house — but it’s not actually for us, ha! We actually already have a family ready to move into it at the beginning of October.

That brings us to the most fun part: Will we be renovating it?

Yes! The house was built in 2002 and hasn’t been updated since then. So it is time. The caveat, though, is that we must finish all renovations in the next two-three weeks. That’s quite the timeline! We signed the papers earlier today and immediately began demo.

As you can imagine, we’re really limited with what we can actually renovate in 2-3 weeks. For example, a full kitchen renovation alone would require at least four months! But I’m actually excited to tackle more attainable projects this time around. After all, not everyone has a $50,000 kitchen remodel budget. So the Cape Cod Rental will be a more budget-friendly but equally beautiful project that you’re used to seeing from me!

Now, a proper introduction to the property.

The Cape Cod Rental is 1980 square feet, with 5 bedrooms and 3 bathrooms. It’s located on about half an acre, in an established neighborhood on a quiet cul-de-sac, with close proximity to both Ooltewah and Cleveland. My most favorite part about it is its large, perfectly level front- and backyard, the latter of which overlooks rural open pasture. The backyard also has an oversize deck and a fire pit — perfect for entertaining. The attached double garage has tons of extra storage built in, and even a workshop space.

We’re moving quickly on this one. In fact, I’ve already had to make so many design decisions and ordered so many things. I cannot wait to tell you all about it!
